Rental Policies

Thank-you for choosing Sandcastle Realty, Inc. for your vacation rental. We appreciate your business!

All reservations REQUIRE a guest signature and a deposit.

PAYMENT POLICY:
· A 25% deposit is due upon reserving the vacation rental.
· All final payments must be paid 30 days in advance of your arrival date.
· Deposits may be paid by cash, bank check, travelers checks, Visa, Master-card, or Discover.
· NO PERSONAL CHECKS UNLESS RECEIVED 30 DAYS PRIOR TO ARRIVAL.
CHECK IN: 2pm-5pm Monday-Friday and 2pm to 3pm on Saturday at the office of Sandcastle Realty, Inc. 201 108th Ave. Treasure Island.
· Arrangements for Sunday, holiday, or late check-in must be made in advance by contacting the rental agent for instructions.
· Because we have high standards for cleanliness, some rental homes may not be ready by 2pm especially during peak season. Your patience will be appreciated in these instances, especially with our larger beach homes, which take longer to prepare.
· Early check in may be available during our slower season, please inquire through the office.
CHECK OUT: 10 AM- so that housekeeping may prepare for the next guest.

* ALL KEYS MUST BE RETURNED TO SANDCASTLE REALTY OFFICE. Lost keys may incur a $50 charge for replacement.
* Units with door codes, please call the office at 727.367.1223 at departure. Please ensure unit is locked.

* If excessive wear and tear is found on the property or additional cleaning is necessary due to spills, trash left onsite, unclean dishes, stains to furniture, carpeting, linens, paint or flooring- guest authorizes the owner/management company to bill guest for the full amount of cleaning fees, replacement cost or repair.

CANCELLATION:

* All cancellations are charged a $100 administrative fee
* Reservations cancelled with 30day notice or more will receive a refund of deposit less the admin fee.
* Reservations cancelled with less than 30day notice will receive no refunds from Sandcastle Realty, Inc.
* For protection of your deposit and prepaid rental fees due to unpredictable circumstances, please consider purchasing Travel Insurance. Refunds may only be obtained through Travel Guard insurance with less than 30 days notice. Please ask your reservation agent for additional information.

SECURITY DEPOSIT:

* Credit card information will be held for damages, excessive cleaning and missing items including keys and linens/beach towels. Please notify Sandcastle Realty immediately to any damages/repairs to avoid extra charges.

RULES: By signing this form, you agree to abide by the posted rules of the rental you are staying in, the guidelines below and agree to be responsible for paying all rental charges.

* One member of rental party must be at least 25 years of age and remain on the premises during the entire reservation. Otherwise, you may be asked to leave and forfeit the remaining time of reservation with no refund.
* Parties must abide by maximum number of guests permitted per unit, if any overnight guests exceed occupancy without prior permission from Sandcastle Realty, the reservation may be cancelled immediately with no refunds.
* Our accommodations are not suitable for large parties, weddings or birthday celebrations.
* Most homes/condos are in residential communities, please be mindful of noise and of pool rules. If the police, owner or Management Company is called due to the renters disturbing the peace, we do reserve the right to terminate the rental agreement with no refunds.

· MOST PROPERTIES ARE NO PETS ALLOWED-without prior authorization and non-refundable pet deposit.
· ALL CONDOS/HOMES ARE NON-SMOKING, an additional cleaning charge may be assessed for any condo with smoke evidenced up to $500.
ACCOMMODATIONS:

* Substitution of accommodations-circumstances may cause your confirmed rental to be unavailable. We reserve the right to substitute comparable accommodations. We cannot guarantee the confirmed rate in these circumstances, however accommodations and rates will be subject to your approval.

* Failure of Equipment/Condition- In the event of failure of equipment to work, please notify us first so repairs can be made. Renter waives and relinquishes any rights or claims against owner or Sandcastle Realty Inc. for any damage that may result to renter from lack of maintenance, cleanliness, repair, defect including owners or Sandcastle Realty Inc. for ordinary negligence. There will be no refund of all or part of the rental amount for any failure of any of the equipment to work. Maintenance of the unit may occur during your stay. In this case, our service department might require access to the unit, with or without formal notice.
* Furnishings- While our accommodations to standard furnishings requirements, Sandcastle Realty Inc. shall not be responsible for providing any additional furnishings or equipment not previously agreed to on the reservation form.
* Construction- In the event of neighboring construction/renovations, Sandcastle Realty Inc. shall not be held responsible to any type of advance notification to incoming guests, as we do not receive any type of notification of new or ongoing constructions/renovation projects. There will be no refunds issued due to these outside circumstances beyond Sandcastle Realty control.

LIABILITY: Sandcastle Realty Inc. shall not be held liable to guests or to any party for any damages to property or for the injury to persons on the premises from any cause whatsoever, including defects to the premises or otherwise; guests shall indemnify and hold harmless Sandcastle Realty Inc. from any and against all liabilities, claims, expense, fees, loss of use of actions of any kind arising out of renters or their guests on the premises. Sandcastle Realty Inc. is not responsible for accidents, injury or loss of personal belongings of any kind.
TAX LAW CHANGES: In the event of any tax law changes, the guest is responsible to pay the monetary differences that might occur. These changes can affect reservations already paid in full and the guest is responsible to pay the additional fees shall it occur.
